Plan & Design Selection
For spec homes: tour the property, review the finishes, and make an offer. For custom builds: choose from our curated floor plans or bring your own — then work with us to refine every layout detail.
Timeline: Spec home tours can happen same week. Custom design selections typically take 2–4 weeks. -

Finishes & Selections
We'll walk you through cabinets, countertops, flooring, fixtures, tile, and trim. You can choose from our curated selections (already priced in) or upgrade as you wish. Everything is documented so there are no surprises.

Contract & Permitting
Once selections are locked in, we finalize the contract with a clear price, scope, and schedule. We handle all permit applications and coordinate with the county — you don't have to lift a finger.
Timeline: Permits typically take 2–6 weeks depending on the county and project complexity. -

Construction & Updates
We build. You stay informed. You'll receive regular photo and progress updates at each milestone — foundation, framing, rough-ins, drywall, trim, and finishes. Site visits are always welcome.
Timeline: Custom builds typically run 6–10 months. Spec homes are ready immediately. -

Pre-Closing Walk-Through
Before you close, we walk every inch of the home together. Anything on your punch list gets addressed — no item is too small. We want you to feel confident about every detail before you sign.

Keys in hand, home in heart. Your Lafayette home comes with a builder warranty and our continued support. We're still a phone call away after closing.

How long does a custom build take?
Most custom builds run 6–10 months from permit approval to closing. Timeline depends on plan complexity, finish selections, and county permitting speed. We'll give you a realistic schedule upfront.
Can I bring my own lot?
Absolutely. We build on client-owned lots throughout Upstate SC. We'll evaluate site conditions, setbacks, and utility access before finalizing a contract.
Do you work with my lender / construction loan?
Yes. We're experienced working with construction-to-perm loans and can provide all documentation your lender needs. We'll coordinate directly with them during the build.
What's included in a spec home?
All of our spec homes include premium finishes — custom cabinetry, quartz or granite countertops, designer tile, luxury vinyl plank flooring, and high-efficiency HVAC. No builder grade here.
Can I make changes after the contract is signed?
Minor changes are usually possible early in the build. Major changes after framing can affect cost and schedule. We handle change orders transparently with updated pricing before any work begins.
